A community with a house at its heart

No site secured yet Annual membership

For centuries, the caravanserais of the Aegean opened their doors to travellers.

A bed, a table, a fire, and the company of people worth talking to.

LandCore carries that lineage forward. Aegean Quarter is the guesthouse we intend to build in Thessaloniki: we have not yet secured a site, and we will say so here until we have. What we are gathering around it, today, is a community of people who believe hospitality is a craft worth keeping alive.

Where things stand

  • The house No site secured yet. We will say so here until we have.
  • Building Not started.
  • Opening We do not promise a date.
  • First Transparency Report Late. It was due on 30 August 2026 and is being prepared.

The house

The house we intend to build.

We know the house we want: stone that remembers the sun, courtyards that gather conversation, rooms that ask you to stay a little longer. It will be a boutique wellness house — a small number of rooms, a hammam-inspired bath, a kitchen rooted in the markets of the city, and a calendar of gatherings for the community around it.

This describes the house we intend to build. When there is something real to report — a site, a permit, a date — it goes into the founders' letters and the Transparency Report.

Membership

A place at that table.

Every membership brings real benefits today. Caravan and Patron add benefits that wait for the house to open.

Today

  • The founders' letters
  • The community and the member area
  • Your name in the Founders' Ledger
  • Your member number and badge

When the house opens

We do not promise a date.

  • Early booking window — Caravan and Patron
  • A welcome object — Caravan and Patron
  • Olive tree, plaque and Founders' Wall — Patron

Membership is not a claim on the building and does not depend on it: your access to the member area begins immediately, and the benefits tied to the house are delivered when the house opens.

Four ways to belong

Every tier is a one-year membership. It does not renew automatically: to continue, you pay again for a further year.

    Three steps

    How a membership begins

Nobody is vetted and nobody is turned away.

    1. The formYou fill in the short form — a few minutes, and no account to create.
    2. The linkThe payment link arrives in your e-mail straight away.
    3. Your membershipYour membership begins when you pay through that link. Nothing is taken before that.

    The badge

    A record of belonging.

Every membership, Guest included, includes a digital badge on the Polygon blockchain, permanently linked to your member number. The badge cannot be transferred or sold. The artwork is the same for every member of your tier; your member number is recorded with the badge and shown in your member area.

    The four marks

    • Guest
    • Wayfarer
    • Caravan
    • Patron
    • Your number Your member number is yours alone and is never given to anyone else. It is recorded with the badge and shown in your member area; it is not drawn on the artwork.
    • Not for sale The badge is personal and cannot be transferred to anyone else.

    Our promise

    Hospitality begins with honesty.

We publish a Transparency Report twice a year, so members always know how the community and the house are progressing.

    • Accounts The founders' account summary of LandCore OÜ, in plain language: the membership income received, and how it has been applied.
    • Membership The state of the membership programme — members welcomed, benefits delivered.
    • The house Milestones of the Aegean Quarter house.
    • Dates The first report was due on 30 August 2026 and is late. It is being prepared and will be published on the Transparency page. After it, we publish a report every six months; the next is due on 28 February 2027.

    Before you decide

    Honest questions.

    • What exactly am I buying?

An annual community membership: access to the member area, founders' letters, recognition (your member number and Founders' Ledger entry) and the hospitality benefits of your tier. The full list is on the Membership page.

    • What happens when the house opens?

When the house opens, Caravan and Patron members get an early booking window and a welcome object; Patron members also get an olive tree with a plaque and their name on the Founders' Wall. Guest and Wayfarer memberships include no benefits at the house itself. We have not yet secured a site, so we do not promise a date.

    • Can I give or sell my membership to someone else?

No. Membership, badge and member number are personal and non-transferable.

    • Can I get my money back?

EU consumers have a 14-day right of withdrawal, and our Refund Policy explains exactly how refunds work — including what happens to your badge and number.
